What Cleaning Services in Toronto Are Really Selling

Date: 2026-10-20

Five quotes for the same condo are not five prices. They are five definitions of clean.

Ask five cleaning services in Toronto to quote the same two-bedroom condo and you will get five numbers. The cheapest will not be the bargain, and the highest will not be the best. What you have is five definitions of the word "clean."

I'm connected to Super Cleaners, a home cleaning company in Toronto and the GTA, so I have a stake in this. But the hourly-price argument has always seemed backwards. Cleaning is less like electricity, a true commodity, than like a haircut: the number means something only once you know what the person intends to do.

The gap between quotes is not usually a trick. It is a gap in scope, time, tax and frequency. Once you see those four things, "how much does house cleaning cost" stops being a single question.

A rate is a unit, not a total

AnyClean's Toronto booking data, refreshed 18 October 2026, lists $49 an hour for one cleaner, $90 for two and $135 for three. Its average Toronto clean was $170, most jobs between $130 and $225. An inside oven is $35, an inside fridge $45, interior windows $30, and supplies are optional at $50 per visit.

Hellamaid publishes a different structure: $59 per cleaner-hour, with a three-hour minimum. One cleaner for three hours is $177; two for three hours is $354 before HST. Its package examples run from $188 for a one-bedroom, one-bathroom home to $318 for four bedrooms and two bathrooms.

Neither is lying. One sells a person's time, the other a team's. Comparing $49 with $59 compares nothing; comparing $170 with $177 compares a total with a minimum.

The line the quote does not show

Ontario's HST is 13%. A $250 quote becomes $282.50 at checkout. Canada's Competition Bureau is direct: "Canadians should be able to trust that the price they see is the one they pay." Mandatory fees belong in the advertised price, with a narrow exception for fixed government charges such as sales tax. Which is why the tax-inclusive total is the only honest number to compare.

Supplies are the other quiet line. A $50-per-visit charge sounds trivial until you multiply it: biweekly service is twenty-six visits a year, so supplies reach $1,300. A company that includes supplies and charges $15 more per visit may be cheaper over twelve months. Minimum hours work the same way — a three-hour minimum means a small condo still pays for three hours. Flat rates hide that arithmetic, which makes them easier to compare, provided the scope is written down.

Frequency rewrites the definition

Recurring service is where the industry's economics live. Hellamaid discounts 20% for weekly, 15% for biweekly and 10% for monthly, starting with the second booking. On a $208 two-bedroom package, 15% is $31.20 per visit, roughly $780 across a year of biweekly service.

Two questions matter more than the percentage: when does the discount start, and is the first visit priced as a deep clean? Some companies require a reset clean first, because a home untouched for a year is not a routine job. That invoice surprises people who budgeted from the recurring rate.

Where "clean" splits in two

Move-out cleaning is the clearest case of a word doing too much work. Ontario's legal standard at the end of a tenancy is not professional cleanliness. The Landlord and Tenant Board calls it "up to the standard that most people would consider ordinary or normal cleanliness." NOW Toronto reported in July 2026 that Parkdale Community Legal Services staff lawyer Samuel Mason describes this as "broom-swept condition," and that lease clauses demanding professional cleaning are generally unenforceable.

A move-out clean is therefore usually a choice, not an obligation. If you choose it — to shorten the deposit conversation, say — treat it as a scope question. A useful move out cleaning checklist starts with what routine cleans skip: inside the oven and fridge, cabinets and drawers, closet interiors, baseboards, window tracks, vents, and the space behind appliances. Those are exactly the tasks companies price as add-ons. A "$185 move-out clean" that excludes them is not a cheaper version of the service. It is a different service with a familiar name.

Richmond Hill is not downtown

Geography is the fourth hidden variable. "Serving the GTA" can mean downtown plus ten kilometres, or Richmond Hill, Thornhill, Vaughan and Markham. House cleaning services in Richmond Hill may be twenty minutes from a North York base or an hour from the west end. Travel time is labour time, and labour is the price.

Ask for the service address, the travel fee, and whether parking or elevator booking adds time. In condos, the elevator is often the real constraint: no lift booking, no start time.

Six questions that make quotes comparable

  • What is the tax-inclusive total?
  • How many cleaners, for how many hours, and what is the minimum?
  • What is included, and what is an add-on? Get both in writing.
  • Are supplies included?
  • When does the recurring discount start, and is the first visit a deep clean?
  • Are you WSIB-registered, and can you show a certificate of insurance? Businesses have ten calendar days to register after hiring a first employee.

A company that quotes by scope answers these quickly. A company that quotes by phone without a checklist will hesitate, and the hesitation is information.

What the number is actually made of

None of this is an argument for distrusting cleaners. It is an argument for dropping the habit of treating a quote as a verdict. A quote is a sentence in a language most of us were never taught to read: so many hours, so many people, these tasks, this frequency, this tax, this distance.

The home cleaning services Toronto homeowners recommend are not necessarily the cheapest or the most expensive. They are the ones willing to define the job before naming the price. That willingness is not a marketing virtue. It is the product.

If you are comparing quotes this month, start with one page: what is included, what is extra, and what the tax-inclusive total is. Everything else is arithmetic.
